The launch of TY Logistics Park FZE in Lagos marks a significant milestone for Nigeria’s logistics sector and has the potential to reshape trade flows across West Africa. The project was formally endorsed by Lagos State Governor Babajide Sanwo-Olu, who described the logistics park as a development that will “shape the future of logistics in Lagos and strengthen our position as Nigeria’s leading industrial hub.” He highlighted its strategic position along a rapidly expanding economic corridor that includes the Lekki Deep Sea Port, the Dangote Refinery, emerging manufacturing clusters, and the planned Lekki–Epe International Airport.
Meeting Rising Demand in a Growing Logistics Market
The opening of TY Logistics Park comes at a time of sustained growth in Nigeria’s logistics industry. According to Mordor Intelligence, the country’s third-party logistics (3PL) market is valued at $4.56 billion in 2025 and is projected to reach $5.57 billion by 2030. Broader freight and logistics activity is expected to expand from $10.95 billion in 2025 to $15.05 billion by 2030, driven largely by e-commerce and industrial expansion.
E-commerce alone accounted for 23% of sector revenue in 2024, placing increasing pressure on fulfilment infrastructure. Distribution centres near Lagos and Abuja airports are already processing up to 7,000 orders per hour during peak periods, while rising return rates—approaching 12%—have intensified demand for advanced warehouse management systems and efficient reverse-logistics capabilities.
At the same time, life sciences and healthcare logistics are gaining momentum, with projected growth of 6.8% through 2030, supported by rising requirements for GDP-compliant warehousing, temperature-controlled distribution, and certified handling of sensitive medical products.

Its location within the Lekki Free Zone provides a further competitive advantage. Goods can be imported duty-free into the facility, with customs duties and taxes payable only when products enter the Nigerian market or are re-exported. The free zone framework also allows companies to transact in international currencies, streamline customs processes, and manage cash flow more efficiently.
By holding buffer stock closer to end customers, businesses can significantly reduce lead times and improve service levels across Nigeria and neighbouring West African markets.

The logistics park is EDGE-certified and built to international Grade-A standards, aligning it with global benchmarks for energy efficiency and operational performance. Its proximity to the Lekki Deep Sea Port strengthens maritime connectivity, while the Federal Government’s planned completion of the 7th Axial Road is expected to further improve inland cargo movement and hinterland access.
For Lagos State, the development supports the THEMES+ agenda, which prioritises infrastructure development, mobility, and investment readiness. Governor Sanwo-Olu has emphasised that Alaro City is rapidly emerging as a preferred industrial destination, underpinned by strong public-private collaboration.
